The Riverside City Council gave the go-ahead to real estate agent Kris Westfall to offer new lots on Galileo Drive at prices similar to Cherry Lane.

The lots – most are 80-by-120 or 84-by-120 – will be listed at $35,000; however, many of the Cherry Lane sold for slightly less.

“As far as price goes, … I don’t think it is going to matter either way,” Westfall said, noting that buyers have negotiated down the price.

A corner lot on Galileo and Ash Street is larger, about 14,000 square feet. If it is priced similar to the Cherry Lane lots, it would list for $52,000. Westfall said she has already had several phone calls from buyers interested in that lot.

One Cherry Lane lot may see more of a reduction. Westfall said that Lot 5 sits lower than other lots on the street and collects water, which may rule out building a basement on the property.

“Five is just wet,” Westfall said, suggesting listing it at $30,000. “Someone will buy that lot.”

The council will vote on the reduced price at its next regular council meeting.

Westfall earned praise from the mayor. When the city tried to sell the Cherry Lane lots on their own, only two lots sold over more than a year. After Westfall listed the lots, she sold 10 of them, with only three remaining.

“She’s done a good job of getting the word out there,” Mayor Allen Schneider said.
