Casey’s Convenience Store has cleared its first major hurdle and is so far on track. As reported previously, the convenience store cannot build until a sewer line adequate to its needs can be installed. The estimated cost of that line, according to ISG Engineering, is $92,317.50. Given that a new sewer line will promote development of the entire strip, both sides, of N. Devoe/Wapsi, Evan Del Val, speaking for ISG, suggested that the cost be shared.

In an e-mail dated March 17, Del Val stated, “Because this sanitary main will provide service for not only Casey’s, but other future developments as well, I will be opening the conversation for potential cost share”.

The suggestion offered was that the cost be shared by Casey’s, the City of Lone Tree, and Rich Burr, the owner of the property to be developed. Also included in the conversation would be Doug Bain, the engineer working on the condo development across the street from the proposed Casey’s site.

The City’s counter offer was that the cost be equally shared by the City, Casey’s, and Rich Burr. Efforts will be made to include the condo being built in this project. Also, the City will be exploring getting funding in the form of an Iowa development grant.

Lone Tree will also be raising its water and sewer rates to $21 bi-monthly for the first 6,000 gallons and $3.85 for each 1,000 gallons thereafter.

Sewer rates will be $16.42 for the first 3,500 gallons and @2.16 for each 1,000 gallons thereafter. The new rates will take effect July 1, 2017

The yearly audit will be done by Hogan-Hansen PC at an estimated maximum cost of $5,000.
