June 14, 2018 Project slated for Lone Tree discussion

Developer Rich Burr is asking the Lone Tree City Council to help pay for the infrastructure for a 20- to 40-home project on 12.6 acres of land.

According to a plan he presented to the council on May 7, the infrastructure cost would be $465,550 to pay for sewers, water mains and streets. Burr wants the city to cover 75 percent of the cost.

Burr would pay a quarter of the infrastructure costs plus legal fees, engineering, site preparation and land costs.

This cost sharing would allow the sale of lots for $12,000 less than what such lots sell for in this area.

At the meeting Mayor Jon Green and council member Ruby Dickey both said that the estimated cost to the city was high.

Dickey said that the city “doesn’t have that kind of money” and cited money spent subsidizing infrastructure for Casey’s and for possible future development on adjacent land owned by Burr.

Green expressed an interest in further consideration and said, “There’s a value proposition to living in Lone Tree.”

Burr said that the increase in assessed value for the developed land and subsequent increase in property taxes would mean that the city would be paid back its investment in 12 to 15 years.

The council will meet June 20 at City Hall, 6 p.m.
